Buyer Inspection

A buyers inspection is initiated by the home buyer, usually as a contingency to the final close of a real estate sale. This is also known as a Pre-Purchase inspection. The buyer typically has a 3-10 day option period window to complete an inspection before they can purchase and close on a home.

New Home Inspection

Having a new home built? Most buyers will assume a new home will not need an inspection. We often find issues that are overlooked  by basic code and compliance checks performed by the builder or contractor. It is best to schedule these inspections 1-2 days before the final walk through.

ABOUT
One-Year Warranty Inspection

Schedule a Home Warranty Inspection before it expires typically during the first year.

 

Warranty inspections can help the new owner avoid costly out-of-pocket expenses that could otherwise be covered by a home warranty still in force. 

Appliances 

Part of a home inspection is checking that all major appliances are functioning properly. 

 

To confirm that all appliances are in working order, we will run them through one or two cycles to make sure there's no trouble, such as a leaking refrigerator or a smoking dryer.

However, the check is only a neutral source confirming that the appliances work, not an internal or technical diagnostic of the appliance.

Systems

We examine the plumbing for function, leaks, and sufficiency of water supply.

 

A systems inspection also includes:

  • Water

  • Heaters

Structure

The key components that we inspect during the structural portion of each home inspection are the foundation, floors, walls, columns, piers, ceilings, roof structure and attic framing.

 

We also inspect the roof for proper installation and signs of abnormal or harmful water penetration into the building as well as signs of abnormal or harmful condensation on building components. 

Foundation

A goal of a foundation inspection is to determine if the underlying base of your home is structurally sound.

 

  • We isolate internal cracks and determine their threat levels.

  • We examine and support beams and load-bearing devices.

  • We test how snugly doors, windows and vents fit.

  • We look for water damage, mold and improper ventilation.

WHAT TO EXPECT AT YOUR HOME INSPECTION

A home inspection on a new or existing home is the single best investment you will ever make .If you are selling or buying a new home and  you’ve entered into the option period, you will need to schedule the home inspection. Many option periods have tight windows, so we recommend scheduling your appointment as soon as possible to provide ample time to review your inspection report and any follow-up items that may be required. A home inspection request can be done online or by phone. We have multiple time slots and will work to accommodate your schedule.

It is important to be as informed as possible when making a big decision such as selling, purchasing or maintaining a home. 
Answers to most common questions,

Why is a Home Inspection Important?

  • Home inspectors work for you! We are an objective third-party, and our job is to provide you with an unbiased understanding of your new purchase.

  • A home inspection will provide you with an in-depth understanding of your home and identify existing deficiencies or safety issues that may exist.

What Happens During the Inspection?

During the home inspection, we will objectively inspect and evaluate the major systems of your home.

  • The home inspection will usually last 2 to 3 hours, depending on the inspection findings. Additional time might be required for older and larger homes. There is no time cut off and our home inspectors will spend the amount of time necessary to properly inspect your home.

  • It is recommended that you and your Realtor be present for the inspection. You are welcome to accompany us on the entire inspection or we can perform a verbal walk-through at the end of the appointment. If you plan to attend for the summary at the end of the inspection, check with your inspector as to suggested arrival times (usually about 1.5 hours after start time).

What Can I Expect After the Home Inspection?

  • There is a lot of information to understand about your home, whether you are buying a new home or a fixer-upper. Our home inspector will guide you through the findings to ensure you have a comfort level about the condition of your purchase.

  • After every inspection, our licensed home inspector will provide you with an emailed report of their findings. The report will provide a detailed explanation of the inspection deficiencies. Photos will be included for reference where appropriate. Reports are completed and emailed same-day!

  • If you are unable to attend the inspection or have additional follow-up questions once you’ve reviewed your report, our home inspector is available via phone or email to help you understand the findings.

  • Your Careful Home Inspection will be extremely valuable for your final negotiations, your personal understanding of your home or as a source of information for future maintenance and upkeep. We look forward to being of service.
